Our full Property Management service includes;
Regular Inspections
We carry out regular inspections as part of our management services the first inspection is 6 weeks after the tenant moves in, then quarterly, providing you a detailed report after each inspection with any issues or recommendations. If we have any concerns about the tenants’ performance we issue a warning and increase the frequency of the inspections until we are happy they are back on track. Following notice being given by the tenant (We insist on 2 months’ notice to ensure plenty of time for marketing to find you a new tenant), we carry out a “pre-checkout” inspection 3 weeks before their end date to give them any advice they need on returning the property in the same condition as it was let out minus fair wear and tear. This ensures a smooth transition from old tenant moving out to new tenant moving in thereby reducing the risk of a void period for you, and also to ensure a smooth return of the damage deposit to the tenant.
Should there be any issues surrounding property condition after the tenant moves out, we handle all negotiations surrounding usage and release of the damage deposit, keeping you fully informed all the way. The deposit will be registered with the appropriate Tenancy Deposit Scheme, administered by The Dispute Service (unless you prefer to register it yourself with an alternative scheme), to whom any dispute would be referred should we not be able to resolve it ourselves within 14 days. Since this way of handling tenancy deposits was introduced in April 2007. We support each property by the detailed “Inventory and Schedule of Condition” at the start, and “Checkout report” on the final day of tenancy, which are carried out by a fully trained inventory clerk, includes detailed pictures and conforms to all of the Deposit Protection Schemes. This is as standard and comes included in the management service.
Repairs and Maintenance
The other main aspects of the management service include the handling of day to day repair and maintenance issues, again keeping you fully in the loop with our progress with contractors, we do not make any mark up on the contractor service we provide and we regularly check competitiveness to give you full peace of mind. We are also happy to use the contractors you have relationships with should you like us to instead.
Rent collection & Monitoring
The collection of the monthly rent and monitoring of rent arrears which we take very seriously, handling any tenant issues quickly and sensitively, keeping our rent arrears levels at a minimum. Each tenant is made fully aware of their obligations prior to the start of their tenancy including a full run through of their contract which minimizes or eradicates any shortfall or late payment of rental.
